Goals are an important first step but without systems, it’s like helium without a balloon to fill, it’s a bunch of nothing.
System #1: Lead Labeling Methodology.
Leads need to be defined and labeled based on a few criteria, timeline, quality, price point, location, source (most of this can be done in your CRM). The point is that it’s a system that you implement with all leads
System #2: Repeatable weekly follow up cadence.
This is where lead labeling begins to be so valuable. You deploy a weekly follow up cadence determined by the label of a lead. The repeatable component is most important. Most people forget (or avoid) follow up for awhile and then they finally get hyped up to do it and it’s like a garden hose that’s been cinched, the flow gets backed up and then you try to do it all at once. Not sustainable. NOT repeatable.
System #3: Post-close lead nurture.
You got your bag. They got their keys. Everyone’s happy and we’re good, right? I mean, I guess. That’s hardly the way to build a business. Assuming you did a good job, this person who you helped is going to want to support your business. You helped them fulfill on the dream of homeownership, or sold their home at a great price, or helped them find a neighborhood suited to their next chapter in life. They want to brag about you to their friends because it makes them feel like they have a secret weapon when talking to their friends, you!
System #4: Daily morning routine.
This one gets a lot of air time from coaches and leaders and that’s because it’s that FREAKING IMPORTANT. You’re setting the tone of your day, first thing in the morning. What you want to do and how you want to set the tone is up to you and I have countless methods to help with this. It’s not as much about the what, but instead about the why.
System #5: Network of showing assistants.
The ability of your business to be in two places at once creates the opportunity for scale. Most agents can’t do this because 1) they don’t trust anyone else to show their clients, 2) they don’t actually build relationships with other agents who could show for them. 3) they didn’t actually consider this as an option. If you build the system right, finding the right agents, setting expectations with your clients, and following through with standards, you can open up one of the bottlenecks in your business, YOU!
